Villa Roses is surrounded by the beautiful countryside of south-western Tuscany. It is a charming farmhouse built in traditional Tuscan style and set in a beautiful enclosed park. The villa can accommodate up to 10 people and is the ideal holiday choice for friends or families who want to explore the history and parks of the Tuscan Maremma and relax by the pool or at the beach.

On the ground floor of the farmhouse, there is a series of spacious rooms connected by traditional brick arches. There are several sitting areas, including a more formal room that also has a desk for guests who need to work during their holiday. There is a spacious dining room for guests who do not wish to eat outdoors and a large kitchen. The kitchen is well equipped with a hob, oven, dishwasher, fridge/freezer and a Nespresso coffee machine for espresso or cappuccino.

The living room opens onto a large veranda. Here, guests can dine together outdoors or relax with a drink on a comfortable sofa. The shared adult and children's pools with a whirlpool are located in a large green area accessible via a flight of steps or through the gently sloping garden. There is a large solarium area with deckchairs around the pool and sun loungers with parasols on the lawn. In the park, there are three other shaded areas where guests can relax on comfortable sun loungers and another shaded area near two large barbecues.

On the ground floor, there is a double bedroom with an en-suite bathroom. A convenient wooden staircase leads to the first floor, where there is another double bedroom with an en-suite bathroom and 3 two-room apartments, each with a dining area with a fold-away kitchen, a dining table with a sofa, and 1 double bedroom with a bathroom.

Sleeping Bedroom 1: On the ground floor, this room has a double bed, a wardrobe and a private bathroom. Bedroom 2: On the first floor, this beautiful bedroom has a double bed, a wardrobe and a private bathroom. Bedrooms 3, 4 and 5: these rooms are part of two-room apartments. They have a double bed and a private bathroom.

Bathrooms The 5 private bathrooms are all equipped with a shower, sink, bidet and toilet. There are also 2 guest bathrooms on the ground floor.

Location

The property is ideally located for exploring this unspoiled corner of Tuscany, known as the Tuscan Maremma. It is well served by the Siena-Grosseto motorway (4 km away), making it easy to get around. The town of Paganico is less than 5 minutes away. It is steeped in history, and visitors can see the remains of the medieval defensive walls and city gates. There is a supermarket and some good restaurants here.

Grosseto is only 25 minutes from the house. This lesser-known Tuscan city is a hidden gem. Visitors can stroll through the medieval streets and soak up the atmosphere of the Renaissance squares. The town's weekly market takes place every Thursday morning (from 8 a.m. to 1 p.m.). It is the best place to find fresh local ingredients to cook at home.

For pure relaxation, head to the Terme di Petrioli (20 minutes away). These natural springs have been popular since Roman times. You can book mud treatments, massages and other services to relieve stress.

Guests can visit the beach at Marina di Groseto (35 minutes) or Castiglione della Pescaia (43 minutes). Here you can enjoy a range of activities, as well as excellent restaurants and cafés.

The nearest airports are Amerigo Vespucci in Florence (1 hour and 36 minutes) and Pisa International Airport (1 hour and 45 minutes). Please note that the pool is open from the 1st of May 2026 to the 30th of October 2026
