The 6-bedroom holiday villa is enveloped in greenery and infuses an overall feeling of well-being into your holidays with its exceptionally peaceful location and delightful Tuscan sunshine. The massive 11 hectares of the property offers its guests, a skillfully restored antique villa with central heating and modern amenities, a large swimming pool with sun loungers and a relaxation area with stunning views of the valley. The outdoors also have two lovely open-air dining areas with BBQ; one under the soothing shadows of the trees and the other under a big pergola by the pool.

Inside, the holiday villa easily accommodates up to 12 guests and is divided into two simple yet attractively decorated and fully furnished floors with 3 bedrooms and 2 bathrooms each. The floors are not connected internally to afford added privacy, but guests can reach the upper-level flat by external stairs. The upper-level flat features a light-filled living room with a dining set up for 6, a separate well-equipped kitchen, SAT-TV and cosy sofas with large windows in the front and on the side. The lower-level flat also has a cosy living room with direct access to the outdoors and a breezy open-plan layout with a warm, wooded kitchen corner and a dining table to round up a wholesome vacation.

Guests will find all essential modern utilities like a dishwasher, microwave, oven and coffee machine at their disposal to facilitate a carefree, self-catered stay.

Sleeping

Lower Level Bedroom 1: A bright and spacious 2-bed room with private bathroom and wardrobe, transitioning to Bedroom 2.: Bedroom 2: A cosy bedroom with a double bed, fireplace and wardrobe. Bedroom 3: A characteristic double bedroom with an SAT-TV, en-suite WC and wardrobe.

Upper Level

Bedroom 4: A spacious bedroom with a double bed. Bedroom 5: A direct terrace access bedroom with a canopy double bed. Bedroom 6: A twin bedroom with 2 single beds.

Bathroom

All 4 bathrooms in the villa feature a shower, WC and bidet.

There is an extra WC in the ground-floor flat.

Please note that check-in is 4-8 pm and check-out is between 8-10 am. Any other check-in/out time has to be previously agreed upon. The road to reach the holiday villa is narrow and uphill for the last 4.2 km.

Extra charges and refundable deposits

Heating consumption: if necessary, GAS for heating in wintertime or when necessary, because of climate, must be paid on the spot at € 6/mc. Electricity (from season 2023) must be paid on the spot On Consumption: € 0,35 kw/h

A Refundable Security Deposit of € 300 must be paid in cash upon arrival at check-in. Tourist tax to be paid on site: € 1 /pax/ day for up to 5 days. Guests up to 12 years old are exempt.

Location

The hillside holiday villa is equipped to welcome guests of all ages. For all kinds of shops and other essential services, Pietrobuona is a 10-minute drive from the holiday villa. Meanwhile, the comparatively more well-serviced town of Pescia is a 15-minute drive away and also has a couple of very interesting historical monuments like the 13-14th C Palazzo del Vicario, the 12-13th C Palazzo Palagio and the Old Flower Market, belonging to the 1950s but featuring surprisingly modern architecture. From the hillside holiday villa, the “Arts Town” of Lucca is half an hour's drive: Lucca has an exceptionally well-preserved old town centre, Renaissance-era city walls and many palaces (Ducal Palace) as well as villas (Villa Garzoni, known for its water gardens) that are all worth a visit.

The famous Versilian Coast is also well within an hour’s drive from here and boasts a glamorous nightlife, with a number of happening nightclubs to enjoy. However, if guests are coming with their young ones, then at only half an hour’s drive from the holiday villa is the animal park, Zoo of Pistoia, and the adventure park, Suspended in the Green. For our really young guests, there is a Pinocchio Park with rides, performances and many eateries just a 15-minute drive away. The nearest international airport is Florence Airport, approximately a 50-minute drive from this holiday villa in Pescia, Tuscany. Please note that the pool is open from the 1st of May 2026 to the 30th of September 2026
