The first-floor living area is centred on a single sofa and a solid wood dining table beneath chestnut beams, with a fireplace for cooler evenings and a kitchen fitted with a cooker hob, oven, toaster and fridge, ready for cooking as a group after a day outdoors.
Upstairs, two double bedrooms share a bathroom finished in cheerful yellow tilework, one of the bedrooms opening onto its own balcony over the garden. A short walk from the main house, a separate stone lodge holds a further double bedroom with its own en-suite shower room, ideal for a couple within the group wanting a little more privacy.
Outside, the fenced private garden runs into the surrounding greenery, with an outdoor table for long group meals, a shared barbecue area, and open countryside on every side.

Bedroom 1: A double bedroom with a wrought-iron bed frame, a wardrobe and its own balcony over the garden. Bedroom 2: A double bedroom furnished in the same rustic style, with a wardrobe. Bedroom 3: Set in the separate lodge, a double bedroom with its own en-suite shower room, ideal for guests wanting a little distance from the main house. Extra: The single sofa bed in the living room can be used for sleeping.

Location
The property sits in the hills above Serramazzoni, a 5-minute drive from the town's restaurants, cafés, bars and supermarkets, with chestnut woods and open countryside on the doorstep. Modena is a 45-minute drive, home to the Enzo Ferrari Museum and the city's UNESCO-listed historic centre, its Cathedral, Piazza Grande and Torre Civica among the highlights. The Salse di Nirano nature reserve, known for its unusual mud volcanoes and geological formations, is around 30 minutes away, and the frescoed halls of Sassuolo's Ducal Palace are also within easy reach. The local table draws on old mountain traditions too; think chestnut-based dishes, handmade tigelle and borlenghi, calzagatti, Parmigiano Reggiano and balsamic vinegar, best paired with a glass of Lambrusco. Reggio Emilia Airport is about an hour's drive away.
